How do I file self employment taxes

As an independent contractor, you need to submit taxes quarterly based on your earnings for that quarter.  The withholding amount is based on your income, and usually the same rate as your taxes from the previous year.  For example, if you were in the 15% tax bracket, then you need to pay 15% of your earnings (after comissions and splits) PLUS social security/medicare taxes.  The current rate (as of 4/3/15) for social security is 6.2% and medicare is 1.45%.  You must double those amounts as you are paying as the employee and then matching as the employer.  These taxes are to be filed by the 15th of the following month of each quarter or April 15 (1st quarter), July 15 (2nd quarter), October 15(3rd quarter), and January 15 (4th quarter).  Contact your CPA regarding how to make these quarterly payments.

Can my Commission be Paid Directly From the Title Company

The short answer is yes, as long as your office manager has received all the necessary documents. The required Documents are the sales contract, listing agreement (if applicable) and seller’s disclosure.

This direct payment is done by using a Disbursement Authorization form (or a DA) which can be issued to the title company by your office manager. This allows the title company to pay you on behalf of Stanberry and Associates at the time of funding. Here is a link to the DA

How does Accounts Receivable Work

Accounts Receivable is a benefit that Stanberry provides to allow agents to be billed on a monthly basis for expenses paid on their behalf by Stanberry and Associates. Monthly recurring charges and marketing expenses will appear on this AR Billing statement.

Your statement is delivered via email for your review. You can pay by check or you can follow a link on your statement to pay with paypal. Any unpaid balance after 30 days will be charged 1% interest per month and appear on the next month’s statement.

If your account is in good standings, arrangements can be made to deduct expenses from your commissions.

What is the process on getting paid for a lease?

Get the Stanberry leasing invoice, fill it out and submit to owner or property management company along with Stanberry’s W9 which you can get from the front desk, or accounting. Please also submit a copy to accounting@stanberry.com

We don’t offer the W9 digitally at the moment because it contains sensitive information we don’t want to make available on the internet. This is subject to change.

How do I make a Contact Database

A simple contact database that the Stanberry staff team can use to create a direct mail campaign, start an email newsletter, upload into the On Track CRM or use for any other purpose is fairly simple. An Excel or other database file with columns for First name, Last Name, Email Address, Phone Number, Street Address, City, State and Zip Code is entirely sufficient.

What Format Do My Leads Need To Be In To Upload To Stanberry CRM?

To import leads they will need to be placed into a .CSV file with these column headings.  If you send me the database that you would like to import I can manage this for you.  Any of these columns can be left empty if you don’t have that information or aren’t sure what to put into them.

Accepting a lead through Stanberry CRM

Accepting a lead through Stanberry CRM is simple:

  1. You will receive an email or text from the website when you have been assigned a new lead.
  2. Once you have accepted the lead login to OnTrack at: https://stanberry.com/backend
  3. Once logged in you will be viewing your “Dashboard”
  4. Navigate to leads
  5. Click on the lead name, this will open the lead’s profile details
  6. To accept the lead, change their status from “Pending” to “Accepted”

Why should I keep my contacts in Stanberry.com CRM when I already have (whatever)

The Stanbery CRM keeps changes you make on a server with updated versions of the rest of Stanberry’s data. If you keep your latest and most up to date client information in Stanberry CRM it will be a huge help to the staff when they try to help you with tasks for your clients. From holiday cards to follow up protocols, staff will have quick access to the up to date data in your On Track files when needed. It’s often more convenient than complicated exports and file transfers that we would have to do otherwise.

Stanberry CRM is also how web leads are routed, so keeping a complete and well-updated client list means that staff will be more easily able to connect you with your client when they register on stanberry.com

How Should I Respond to a Web Lead?

Start with a web lead by reading all the information available on them. Read the contact card, look at any properties they have inquired about, check their search history if it is available and even google their web address if it can tell you something about where they work.

Then when you have a good idea of who they are and what you might be able to help them with, call or email them to introduce yourself. Be friendly and let them know if they request showings or ask for information on Stanberry.com, that you’ll be notified and be able to respond to them directly. Encourage them to use the stanberry.com and plan a time to follow up with them or if they are ready plan a showing or meeting!

If I leave Stanberry what Happens to my Database

  • We assume you will be back so If you leave the company we will delete your list after providing you with a copy of it (if you need it)
  • If you told us that you didn’t want to send the newsletter any longer we would be able to keep your list on file in case you decided to send it again at any point. We could also delete the list at your request.
  • Our intention is not to keep or to continue using your contacts if you stop working with us

Will I have Control of Newsletter Emails?

  • Stanberry marketing produces the articles and sends the newsletter around the first Monday of the Month/ You are able to include additional content such as a personal message if we know about it before the send date.  We always request this sort of personalization prior to scheduling your email.
  • Additionally we will never contact your list outside of this singular, monthly newsletter.

Can I Customize My Newsletter

The email will feature your contact information. It will have your photo, your email, and your cell phone number. The newsletter will appear to be sent from whichever email address you prefer and will not mention Stanberry & Associates anywhere in the From or Subject line so it will feel as if you have emailed the people directly.

We can also add in a short message directly from you if you have news, a call to action or a personal greeting you want to go out along with the Stanberry news articles that are normally in the newsletter.

Some agents blog on Stanberry.com or on their own websites and want to have their own content added. We have been able to add extra articles into the newsletter for those folks.

How do I Grow my Newsletter List

General

We can add contacts to a newsletter list in singles or in large groups. you can send a few names and email addresses at a time to marketing@stanberry.com or you can give us an entire database to use all at once.

Mailchimp

Your MailChimp newsletter list already has an associated signup form. Place yours on your website, or share on social media. Find a link to your signup forms by following these steps

  • Link to your signup form from every page of your website (you might add a link to your footer, or side navigation).
  • Ask everyone in your company to put a link to the email signup form in your email signature.
  • Add your signup form link to your invoices.
  • Offer free giveaways to one lucky subscriber.
  • Promote your newsletter on social media by sharing specific articles or your archive along with your subscription link.
  • Post free whitepapers or helpful articles on your site, which contain “ads” for your email newsletter.
  • Send out personal, one-to-one emails to all your clients, and ask them to please sign up to your newsletter.
  • In your “Contact Us” form on your website, add a checkbox to “sign up for our newsletter”.
  • Add an “opt-in for our newsletter” checkbox in your ecommerce checkout page.

How do I sign up to send out the newsletter?

The Stanberry Outbound newsletter goes out at the end of each month. We’ll send out an email a few days before we send it to see if anyone new wants to get on the train.

If you do want to send out the newsletter we’ll need to get busy making you a list to send it to. Because our newsletter complies with the highest possible Spam avoidance standards possible, everyone on your list will need to opt IN to the newsletter. We can give people the chance to opt in by sending them a sign up form. Sign up forms can be formatted for your website, your email signature, facebook, linkedin and more. Just let marketing know and we’ll get you the links and images you need to start pushing your newsletter.

How do I suggest new articles for Stanberry Social?

While most of the content will be curated from the Stanberry.com blog and resources from Stanberry Marketing we welcome suggestions on upcoming content.

Please send anything that you think would be universally interesting to marketing@stanberry.com and we will consider adding it to the mix.

What happens if I change my Username / Passwords?

In the event that you change your username or password you will need to inform us of the new information so that we can continue sharing our content.  You will miss out on any posts that happen while we wait for this information.  If you haven’t sent us new information by the beginning of the month your subscription will be put on hold and you will not be billed until we fix the error.

How do I sign up?

The signup process is very easy.  You will need to call or email Stanberry Marketing and provide the following information.

For each platform we will need:

You will be billed based on how many platforms you’d like us to add the Stanberry Social Stream to.

How Do I Get Even More Web Leads

“Leads” are a very valuable currency in real estate. You can pay a lot of different third party sites for leads but what you are really paying for is online advertising. Those websites will feature you and send inquiries on their site to you for a price.

If you want to generate leads on your own or with help from Stanberry staff it is possible! The best way to do it is just by adding content to your website or to a Stanberry website that has useful information about real estate processes or inventory, high quality original pictures, RETS/IDX listings and/or video.

The more specific and original your content is, and the more it relates to real estate specific keywords the more internet traffic it will attract.
